Forcadell submits the conclusions of the Forcadell-UB 2017 Report with a record attendance

The annual conference in which Forcadell submits the conclusions of the  2017 Forcadell-UB  has once again been a success this year, with a record attendance that exceeded previous editions. Specifically, in the Auditorium Centro de Convenciones AXA in Barcelona, Forcadell gathered a total of 235 participants from the business community, financial entities, promotors, retail sector, construction developers, insurance companies, investment funds and international organisations.

This year the conference offered a new layout with two main segments, and an introduction by Forcadell CEO Ivan Vaqué, and the CRO and Director of the Corporate Real Estate Area, Toni López. The 2 main presentations were held by Gustavo de Lio, Director of the National and International Investment Department of Forcadell, and Dr.Gonzalo Bernardos, tenured Economy professor of Economy of the University of Barcelona (UB) and Director of the Real Estate Management and Consultancy Master of the UB.

Among the main conclusions, Bernardos highlighted that “the residential sector is living an overall reactivation” and he was confident that “there will not be another housing bubble”. He also noted that tourist apartments are not the main culprits of the rise in rental prices, adding that currently it is “more profitable to buy than to rent”. Regarding the tertiary sector, Dr. Bernardos confirmed that “the main opportunities are found buying a warehouse in the periphery of Barcelona, an empty premise in a good neighbourhood street or in an office building with an occupancy rate of less than 60%.” He also stated that “Prices for offices, commercial premises and warehouses will continue to increase due to the economic growth of the coming years”.

De Lio, on the other hand, analyzed the evolution and forecast of the investment market in Spain, confirming that ““National and international real estate investors continue increasing their transactions and interest in Barcelona and Madrid amongst the global map, for their rising prices and security. This trend will continue at least until 2020”.

The Real Estate 2017 Report: Current Review and Forecast, is the outcome of the cooperation of both expert entities, Forcadell and the University of Barcelona, in real estate. This report is the 3rd of the new cooperation period resumed in 2015 and adds up to the past 10 editions published the previous years.
