The property has a 5,000 sqm space in the 22@ district
Meridia Capital has trusted FORCADELL and JLL to commercialize the Midtown BCN, a corporate building located in the 22@district, next to the Auditori in Barcelona and close to the Plaza de les Glòries. This is an exceptional location in an environment with large number of vistors and a very good public and private transportation network.
The property was built in 1966 and is currently undergoing a comprehensive reform by the architect firm PichArchitects, which will be ready by the second quarter 2022. This reform allows the building to apply for a platinum Leed Certification, which is already being processed.
The excellent location of this building is one of its main assets: distributed between a 4,757 sqm ground floor, six office floors plus an additional one for a cafeteria and a community terrace of more than 300 sqm. The office spaces, of more than 800 sqm, are very bright with ample inner height, raised flooring, LED lighting and a Districlima air-conditionining unit.
There are several possibilities to rent in the building: it can be used as headquarters, to expand or regroup branch offices. It can be leased to one or several tenants, with one floor as the minimum space to rent. In addition, it provides with 800 sqm of community spaces, lounge areas and bicycle parking.
Manel de Bes, Forcadell’s Office department director, affirms that ‘Midtown BCN aims to transform an industrial building into a New Generation office space. The strong industrial character reinforces the personality of a building designed with the new trends of the market: efficiency, sustainability and confort.’ De Bes assures that ‘the Midtown BCN tenants will be able to enjoy large terraces and community areas, all which favour human connection, collaboration and cultural experience.’
Ignacio Sobrino, JLL’s Office department director, affirms that ‘the 22@district, where the Midtown BCN is located, is now one of the most important tech and innovation hubs of Europe, for its location and its impact on urban development’. Sobrino adds ‘the next years it will continue raising interest, consolidating the district as a benchmark in European economic innovation. This is proven by the concentration of more than 65% of high quality sustainable buildings of the future demand of Barcelona’.
