Fonavi starts its first office building in Barcelona with a garden terrace of 4,000 sqm and 6,350 sqm for offices

The promoter Fonavi has assigned Forcadell the exclusive commercialization of the Greenvia Building, one of the most sustainable projects ever built in Barcelona’s Office market. 

Fonavi, together with Batlle Roig, the well-known architecture firm specialized in merging city and nature, and Forcadell Consulting as the exclusive commercializing agent, have initiated this project, the Greenvia Building, expected to be completed by Q1 2023. This will supply the Gran Via de L’Hospitalet of Barcelona with a benchmark building site in sustainability and green architecture, hosting a garden terrace of more than 4,000 sqm as the most outstanding feature of the project.

With both pre-certifications, Leed Gold and Well Gold, the Greenvia Building is a leading project in sustainability and human well-being. That is the reason the promoter has prioritized a biophilic design and used natures’ elements of construction. The building site includes micro-mobility elements in a natural outdoor environment.

The kick-start of the Greenvia Building commercialization represents releasing into the market 6,350 sqm of office space, divided into two 3,000 sqm open plan spaces and 4,000 sqm of garden terrace; an unprecedented element in the office market in Barcelona. According to Manel de Bes, Forcadell’s Office department director, “the commercialization of the Greenvia Building will relieve the lack of current office space in the area. Although availability rates are increasing, according to the last Report published by Forcadell, there are still sub-zones, like Barcelona's south entrance zone and Plaça Europa where there is still a high occupancy rate and an obvious lack of quality when evaluatiating supply”, explains Manel de Bes.

The Greenvia Building site adds up to the transformation projects of the Gran Via, like the project named Biopol’H (a biomedical and biotechnological cluster), both promoted to bolster the economic activity of the area and development of the cities.

Fonavi’s forecast is to complete the building site throughout Q1 2023. Ingrid Fonesa Sala, the promoter's managing director, declares “Greenvia Building is not a common, every-day project. This is a building for corporations that clearly opt for human well-being and planet sustainability, as well as looking for team productivity through wellness”. Moreover, “the building’s unique location, close Barcelona’s City centre and its airport, and near the Biopol’H, works as the strategic headquarters for any company that values quality, location and functionality”.
