SEGRO entrusts FORCADELL and SAVILLS with the marketing of its new 22,670 m² logistics center in Martorelles (Barcelona)

SEGRO, leading real estate company in the development and management of logistics and industrial assets, entrusts FORCADELL and SAVILLS, on a co-exclusive basis, with the marketing under lease of its new development SEGRO Logistics Park Martorelles IV, located in the Can Roca Industrial Estate of Martorelles, in the first logistics ring of Barcelona.

The project, whose delivery is scheduled for 2026, is built on a 36,000 m² plot and a constructed area of 22,670 m², positioning itself as one of the few logistics platforms of this size available in the first logistics ring of Barcelona. Likewise, it has 25 loading docks, 4 access ramps, and a 35-meter maneuvering yard, prepared for high-volume logistics operations. The building also includes modular conditioned offices.

Large scale and operational flexibility in the first logistics ring of Barcelona

The design of the platform responds to the company’s Responsible SEGRO strategy aimed at minimizing carbon emissions, both during the construction process and during the useful life of the building. It will be a smart class A center, energy efficient, with photovoltaic panels on the roof for self-consumption and backed by the BREEAM Excellent certification. Likewise, the well-being of the occupants is one of the company’s priorities, opting for open-plan spaces with natural light, rest and leisure areas, canteen, changing rooms, or other facilities on demand.

The location of the logistics park, in the first logistics ring of Barcelona, is also one of the major attributes of this building. In this way, the SEGRO asset is located just 22 km from the center of Barcelona, 32 km from the Port and 37 km from Josep Tarradellas-El Prat Airport, with direct access to main roads such as the AP7, making it a prime logistics point for national and international distribution.

David Alcázar, SEGRO Spain stated: “With this new platform, we strengthen our presence in Vallès and consolidate our position in the logistics and urban distribution sector in Catalonia, where we already have a total portfolio of 224,000 m² and 132,000 m² of land under development, in strategic locations in the first and second rings of Barcelona, with excellent connections to the main access roads.”

Gerard Plana, director of the Industrial and Logistics Department of FORCADELL, highlighted: “the relevance of this project, which, due to its size, technical features and strategic location, represents an exceptional opportunity for operators seeking to establish themselves near Barcelona, with high-level infrastructure and maximum operational efficiency.”

Gloria Valverde, national director of Industrial & Logistics at Savills, adds that “availability in the central area and first ring of Barcelona remains low, it does not reach 2%, and projects like this are necessary to offer quality options to a demand that remains very active in Barcelona and needs space.”
