The commercial hubs dynamize Barcelona’s neighbourhoods

  • According to FORCADELL’s Market Report of Commercial Hubs, aligned with the surge of proximity local stores, the main commercial lines of the neighborhoods of Barcelona are attracting increasingly more the local buyers.

  • Throughout the second half-year, the premises in the commercial hubs of Barcelona have increased their income in various ways through the Catalan capital, with Sant Gervasi having the highest semestral increase: 9.3% in its 1st Line and of 4.2% in his 2nd Line.

Barcelona has a total of 22 commercial hubs: FORCADELL highlights 10 of them for their singularity. Each one of them is cordinated and nurtured around a main commercial driving force, building part of its commercial identity around it.

The city of Barcelona -a city that attracted 19,1 million tourists in 2018- has its prime streets in the centre of the city, a great appeal for commercial tourism. These commercial streets have become a large showcase for the most prestigious international brands in the world, which has provoked that local shoppers -fleeing from mass tourism- have turned to other commercial hubs of the city. Consequently, commercial lines which up until now were mostly secondary have been reactivated, reactivated, and in turn, so has the local proximity commercial trade.

Cor Eixample

The Cor Eixample hub, located in the centre of the city with its modernist architectonic style, attracts a large volume of pedestrians: locals as well as professionals working in the area and tourists from all over the world. The Cor Eixample stands out for concentrating a very diverse and balanced commercial offer. Its 2nd line, besides offering one of the highest yields (6,5%) also registered the highest increases this year, up to 8%, reaching up to €13/sqm/month.

Creu Coberta

The Creu Coberta hub revolves around the local fresh food markets (Mercado de Hostafrancs and Mercado de Sants) and the Creu Coberta Street, a very dynamic central road connectedwith one of Barcelona’s focal points, plaça Espanya. One Creu Coberta of the qualities that stands out in its commercial fabric is the personalized costumer service, a much appreciated aptitude by the citizens of Barcelona above the average of the rest of commercial hubs according to a survey taken by City Town Hall.

Clot

The Clot hub is articulated around the streets Rogent and Clot, together with the local fresh food market. It has a wide offer of proximity stores and services due to the high affluence of pedestrians it receives: neighbours from the two districts, a great volume of workers and increasingly a higher number of tourists. It is worth noting that the 2nd commercial line of this commercial hub presents very attractive yields for investors, around 6,5%.

Sagrada Familia

The Sagrada Família Temple has been, according to the TripAdvisor report, the 6th most popular attraction in the world in 2018. Due to the high volume of tourism that it receives, this commercial hub presents characteristics that resemble prime locations in Barcelona: high levels of demand, scarce availability, high prices and low yields. In fact, its 1st commercial Line presents lower yields than all the commercial hubs that FORCADELL, an average of 4,5%.

Sant Andreu

The commercial fabric of Sant Andreu -a zone which is in the process of gentrification- groups on the one hand a wide diversity of landmark and proximity stores that still preserve the personality of the Villa de Sant Andreu, and on the other hand, a large volume of services and franchises. Due to the revaluation the neighbourhood is experiencing, the 2nd commercial Line has registered marked increases in the 2nd half of the year: around 11% respect the 1st half-year.

Sant Antoni

Sant Antoni has become a pole of local and touristic attraction, due to the drive of the local fresh food market “el Mercado de Sant Antoni” -which has recently reopened after 8 years of rehabilitation construction work- and the urban “superblock” that Sant Antoni is surrounding the area. The percentage of occupancy is one of the highest in Barcelona and also has increased its demand, a fact that has pushed upward its 1st commercial Line, registering a 7% inter-semester increase, standing at €26,9/sqm.

Sant Gervasi

Sant Gervasi is one of the commercial hubs that has increased the most its rent prices in H2 2018. Specifically, a 9% inter-semester increase in its 1st Line and 4,2% in the 2nd. In its 1st Line, it is worth noting the good performance of the commercial zone La Rotonda with a 100% of occupancy. Compared to other hubs, it stands out for its specialized and quality commerce, in addition to a high percentage of stores dedicated to the Fashion and Household goods sectors: 25% of the totality.

Sants-Les Corts

The Sants commercial hub presents a high occupancy rate as well as a high percentage of specialized stores for the Service and Hotelier sector, which according to data from Barcelona Comerç, represents 55% of the active premises. According to Shopinion, the citizen data platform of FORCADELL, among the Sants - Les Corts most solicited stores by users of this hub are fruit stores, bakeries, medical centers and entertainment venues. The 2nd Line presents the most attractive yields of the commercial hubs researched by FORCADELL: 6,7%.

Sarrià

The Sarrià commercial hub revolves around the Major de Sarrià Street, focal point for commerce and local neighbourhood associations. According to a report by the Barcelona Town Hall, it is the commercial hub with the highest frequency of visitors: 53% of the people who were interviewed in that zone expressed they are in the area practically every day. The 2nd Line, although it still presents affordable prices, is in a process of revaluation: in H2 2018 it registered a 9% inter-semester increase.

Vila de Gràcia

The Vila de Gràcia hub has a very dynamic commercial fabric that combines a large volume of proximity stores –located mainly in the centre of the Vila de Gràcia- with a high number of franchises, especially present in the Gran de Gràcia and Trav.de Gràcia streets. By sectors, in its commercial network predominate the stores specialized in Fashion and Services. Its 2nd Line, which has almost zero availability, is the 2nd most expensive of all the hubs that FORCADELL has researched.
