Forcadell will commercialize exclusively the 48 Acciona new construction warehouses in Barcelona

  • The real estate consulting firm has initiated the process of pre-commercialization of the warehouses, focusing towards end users as well as to investors.

  • Acciona expects to develop this project with flexibility, adapting it to the final operators regarding surfaces.

Forcadell will market and commercialize exclusively the 48 warehouse complex that Acciona is developing in the Sant Andreu neighbourhood in Barcelona. The land that the developer has located this project has a 26.000 sqm area and allows building up to 52.000 sqm which makes it one of the macro-level projects of real estate development in Barcelona for 2019-2020. 

The developer which is expecting to finalize the construction process the last quarter of 2020, will build in the industrial park Bon Pastor 48 warehouses type B inside the private enclosure with an excellent corporate image and they will be destined to industrial activities. Acciona´s objective is to promote this project with flexible attitude, adapting to the needs of the final operators, therefore planning a “build-to-suit” approach, on surfaces that range from 876 sqm to 25.000 sqm. The warehouses will also have a “free height” on the ground floor of up to 8.27 sqm, a covered area for loading and unloading trucks and a parking space for every 100 sqm.

The complex, in a pre-commercialization phase, will constitute the Parc d’Activitats Econòmiques BCN-NORD and will rely on excellent road transportation network, with fast access to the C-31, to the “las Rondas” beltway of Barcelona (B-10 and B-20) and links to the C-32, C-33 and C-17 highways. The project, in addition to having easy access to subway lines L2, L4, L9 and L10 through the La Pau, La Verneda and Bon Pastor Nord stops, will be less than 1.5 km away from the future Barcelona-La Sagrera station, an intermodal railway station currently under construction that is scheduled to open by 2020; the same year that the construction of the 48 warehouses will be finished. The station is designed to accommodate a passenger traffic of more than 100 m and will have high speed, long and medium distance services, commuter trains, subway and intercity bus station.

FORCADELL has started the commercialization process of the warehouses, focused on both end users as well as investors. According to Gerard Plana, director of the Industrial-Logistics Department of Forcadell, "The extraordinary nature of the project lies, first of all, in the size of the complex, at a time when the availability rate of quality industrial buildings for sale is very low and demand is increasing. According to the H2 2018 Forcadell Market Report, the new industrial developments have focused lately mainly on the logistics sector, a fact that has limited the introduction of sqm into the industrial sector, keeping occupier demand waiting. The Acciona project, in real estate terms, in addition to responding to the needs of this demand - increasingly broad, decisive and with greater economic capacity - will help to renovate the of park of industrial warehouses in the Catalan capital.
