The real estate consultancy FORCADELL will commercialize Swedish property promoter AB SAGAX’s new warhouses located in the Polígon Congost de Granollers.
AB SAGAX, the Swedish property promoter group will build new logistic facilities, which will reactivate the ones that had been occupied by the Bigsa group, and had remained inactive after in 2013 the company filed for bankruptcy and liquidated its assets to repay its creditors.
Currently, these warehouses are in the process of being demolished as the previous step to the construction of the new 7,950 sqm facilities. This space will be divided in two warehouses in order to offer different options. A new 4,864 sqm unit will be built in the zone where the old frontal building was placed. The warehouse at the back will keep the initial structure, undergoing renovation works with a 12m maximum height, 13 loading docks and a large area for loading/unloading.
These are metallic, flame-retardant concrete type C warehouses, with sandwich covers and 10-12 free height. In addition, they are adapted to an average 5 risk, with TIR doors and a 6,000 sqm perimeter fence, equipped with fire prevention sprinklers and hydrants, automatic smoke vents, plus detection and emergency exit buttons.
Since the warehouses are in the process of construction, there is the possibility to adapt the finishes to the activity and needs of the client. Similarly, an additional 1,700 sqm vehicle storage in an adjacent field can be rented. The promoter foresees they will be available from the 2022 third quarter.
These new facilities are in a privileged location, 30 kms away from Barcelona, accessible from the AP-7 highway and the C-17.
Gerard Plana, Forcadell’s Industrial-Logistic department director, declares that “rental stability in the industrial-logistic sector follows a positive performance, therefore providing investors with the confidence and assurance they need”. Plana highlights that “this is clearly reflected in projects like the new SAGAX facilities, which is a speculative transaction with no pre-letting agreement.

The commercialization of the warehouses has been assigned as a co-exclusive to Forcadell together with Savills-Aguirre Newman.
