Forcadell co-exclusively markets an industrial warehouse of more than 22,000 m² in Esparreguera

Located in the Can Roca Industrial Estate in Esparreguera (Barcelona), the first-class, modern and flexible logistics warehouse holds a BREEAM Excellence certification.

Forcadell, in co-exclusive partnership with Cushman & Wakefield, is marketing a 22,152 m² logistics warehouse located in the Can Roca Industrial Estate in Esparreguera (Barcelona).

Under the name of Esparreguera Logistics Park, this first-class, modern, and flexible logistics asset is strategically can be found in the second ring, close to Martorell, just 38 km from Barcelona and 42 km from Barcelona Airport, with direct access to the A-2 and good connectivity to the AP-7.

In this regard, Pere Morcillo, Head of Industrial & Logistics at C&W Spain, noted that: "the logistics perimeter of Barcelona continues to expand into new areas, among which the A-2 route or Girona stand out. Additionally, with the opening of the new section of the B-40 connecting Esparreguera with Terrassa, communication between both areas is streamlined. Consequently, the hiring figure for the A-2 axis, currently close to 25%, will be increasing in the future."

Meanwhile, Gerard Plana, Director of the Industrial-Logistics Department at Forcadell, highlighted how "renovation of the logistics park in recent years has provided Barcelona with a significant capacity to absorb logistics activity in high-quality properties." In this sense, he pointed out that "Esparreguera Logistics Park allows companies to occupy a high-performance warehouse in a consolidated logistics environment on the A-2 axis in Barcelona's second ring."

The new state-of-the-art logistics warehouse, which is already available on the market, features LED lights controlled by BMS, natural light sensors, and presence detectors (DALI); a VRV air conditioning system; and self-consumption photovoltaic panels. Accordingly, the warehouse has achieved BREEAM Excellent certification, confirming its minimal environmental impact during construction, promotion of energy efficiency, and reduction of CO2 emissions.

Moreover, the asset offers a fully equipped office located in the northern part of the building, with space for a canteen, as well as a car park for employees or visitors. The warehouse also features 25 loading docks, a TIR entrance, a clear height of 11 meters in the warehouse and 6 meters in the mezzanine, along with a 35-meter maneuvering area.

A consolidated industrial zone

Esparreguera is part of the Baix Llobregat Nord region, and is located within the second logistics ring of Barcelona, with good access to the main communication routes in the area, and with an excellent location due to its direct access to the A-2 motorway and easy access to the AP-7.

The Can Roca industrial estate, where the warehouse co-exclusively marketed by Forcadell is located, has been consolidated by the development of activities dedicated to metal manufacturing, the development of construction materials and chemical products.
